Renting a property in Patna
Everything you need to know before renting a flat or house in Patna: the steps, the documents, police verification and the rent agreement.
How renting works, step by step
- 1
Pick a flat and enquire
Browse flats for rent in Patna, then WhatsApp us or send an enquiry. We reply with the rent, the deposit and when you can visit.
- 2
Share a few documents
Usually just a photo ID and proof of work or study before the visit. The rest, if needed, once you decide to rent.
- 3
Visit the flat
Choose a time that suits you. Check water, power, mobile signal and the way to your office or college.
- 4
Agreement and deposit
Read the rent agreement before you pay the deposit. It lists the rent, deposit, notice period and who pays for what.
- 5
Police verification
Your details are registered with the local police station, as landlords in Patna are expected to do for every tenant.
- 6
Move in
Note the meter readings and photograph the flat. From then on, pay rent, get receipts and raise repair requests in the Anvi Homes app.
Documents you need to rent a flat in Patna
Keep scanned copies (PDF or clear photos) ready on your phone. You only share what the flat actually needs, and never your full Aadhaar number: download a masked Aadhaar instead.
Everyone
- Photo ID: masked Aadhaar, passport, voter ID or driving licence
- PAN card
- Permanent address proof
- Passport-size photo (for the agreement and police verification)
Salaried
- Offer or appointment letter, or company ID card
- Last 3 salary slips
Self-employed
- Last year's ITR acknowledgement or Form 16
- Bank statement for the last 3 months
Students
- College ID or admission letter
- A parent or guardian's contact details
The rent agreement
Most rent agreements in India run for 11 months, because a lease of a year or more has to be registered. Before paying the deposit, check that the agreement shows the monthly rent, the deposit and when it is returned, the notice period, the due date for rent, and who pays electricity, water and maintenance.
What to check when you visit
- Water supply through the day, and whether there is a storage tank
- Power backup, and whether the flat has its own electricity meter
- Mobile signal and internet providers in the building
- Parking for your bike or car
- Travel time to your office, college or hospital at rush hour
- Taps, switches, fans and doors: ask for anything broken to be fixed before you move in
Common questions
What documents are needed to rent a flat in Patna?
A photo ID (masked Aadhaar, passport, voter ID or driving licence), PAN card, address proof and a passport-size photo, plus proof of income or study: an offer letter or salary slips for salaried renters, ITR for the self-employed, or a college ID for students.
Is tenant police verification required in Patna?
Landlords in Patna, as in most Indian cities, are expected to register their tenants with the local police station. It needs your photo ID, a photo and your permanent address. Ask us if you need help with the form.
Why are rent agreements usually for 11 months?
In India, a lease of one year or more must be registered, which adds cost and paperwork. An 11-month agreement avoids that and is simply renewed if both sides want to continue.
Should I share my full Aadhaar number?
No need. Download a masked Aadhaar from myaadhaar.uidai.gov.in: it hides the first 8 digits and works as photo ID for renting.
