Privacy policy

Anvi Homes lists flats and rooms for rent in Patna, Bihar, and runs a website and an app for renters, owners and managers of those properties. This policy explains what personal data we collect, why we collect it, who can see it and the choices you have. It follows the Digital Personal Data Protection Act, 2023.

What we collect

  • Enquiries: your name, phone number, message and the property you asked about.
  • Renters and people living with them: name, phone and WhatsApp number, email, permanent address, photo, relation to the main renter, move-in and move-out dates, and identity documents such as Aadhaar, PAN or a driving licence.
  • Tenancy records: rent agreements, rent, deposit and charges, bills, electricity meter readings, payments (amount, date, mode, UPI or bank reference and who received it) and receipts.
  • Maintenance requests, with any photos you add.
  • Messages and files you share in the app's chat (Lobby).
  • Owners and managers: name, phone, email, address and photo.
  • Your login session, kept on your device so you stay signed in, and basic technical logs used to keep the service secure.

We do not collect card numbers, bank passwords or UPI PINs. Rent paid by UPI is paid in your own UPI app; we only record that it was received.

Why we use it

  • To run your tenancy: bills, receipts, payment records, reminders and repairs.
  • To know who lives in each property, and to complete tenant verification when the law or the police ask for it.
  • To reply to enquiries and arrange visits.
  • To send you messages about your rent or home, including on WhatsApp when you or we choose to use it.
  • To keep accounts secure, prevent misuse and meet legal, tax and accounting duties.

We do not sell your data, and we do not use it for advertising.

Who can see it

  • The owner of your property and the managers they appoint for it. Owners and managers of other properties cannot see your records.
  • You can see your own bills, payments, receipts, agreements and requests.
  • Other people in your building see only what you post in a shared chat.
  • Service providers that host the website, app, database and files for us, only to provide that service.
  • Government or police authorities, when the law requires it.

How we keep it safe

Your data is stored with our cloud provider. Identity documents and photos are kept in private storage that only signed-in owners and managers of your property can open, through links that expire after a short time. Access is checked on every request, and passwords are stored only in encrypted form.

No system is perfectly secure. If a breach affects your data, we will tell you and the authorities as the law requires.

How long we keep it

We keep your data while your tenancy lasts and afterwards for as long as needed to settle accounts, answer disputes and meet tax or legal requirements. After that, we delete it or remove anything that identifies you. Enquiries that do not lead to a tenancy are deleted when they are no longer needed.

Your rights

  • See the personal data we hold about you.
  • Ask us to correct or complete it. You can update your own photo, email and address in the app.
  • Ask us to erase it, unless we must keep it by law or to settle your tenancy.
  • Withdraw your consent. This may mean we can no longer provide the app to you.
  • Nominate someone to act for you if you are unable to.
  • Raise a complaint with us, and then with the Data Protection Board of India if you are not satisfied.

To use any of these rights, contact us as shown below. We reply within 30 days.

Children

Accounts are for adults. Details of children living in a property are added by their parent or guardian, only as needed for the tenancy.

Changes to this policy

If we change this policy, we will update the date above and, for important changes, tell you in the app or on WhatsApp.

Contact and grievances

For questions, requests or complaints about your data, message or call us on the WhatsApp number on our Contact page, or ask your property owner in the app. The owner of Anvi Homes acts as our grievance officer.
